Buying and Selling Del Mar Homes

Del Mar Real Estate...Homeowners Insurance

Del Mar real estate Insurance costs can vary by hundreds of dollars depending on the insurance company from which you buy your policy. There are different types of policies that differ in the amount of coverage they provide. The most popular type is called HO-3. This kind of policy offers Area property protection and liability insurance. Del Mar real estate or property protection means that you will be reimbursed for losses or damages to the house and its contents. Liability Insurance protects you against personal liability, medical payments for injuries to others and damage to other people’s property. There are policies with more extensive coverage and are usually called “deluxe” or “executive” policies. If you do major remodeling to your home, make sure you upgrade your coverage. If you have an office in your home, you might want to consider special insurance for your computer equipment.

Del Mar Homeownsers Insurance

Del Mar Home Safety Measures. You can usually obtain insurance discounts for having a smoke detector, burglar alarm or dead-bolt locks. However, take note that some fire systems can be costly and not every system may qualify for an insurance discount, so check with your insurance company first.

Don’t Over-Insure. Homeowner’s insurance is designed to protect you against loss should your Del Mar home and furnishing be damaged or lost through theft, windstorm, fire, etc. The land under your home is not insured, as it is not at risk. If, in considering value, you include the cost of the land under your house, you may end up paying a higher insurance premium than you should.

Del Mar Home Improvement

In a recent study, a midrange bathroom renovation paid off with an average 102% return on investment and an upscale bathroom renovation recouped 93% of its cost. A midrange kitchen renovation recouped 91% of its cost on average, and an upscale kitchen recouped 85%. A minor kitchen-remodeling job returned 99% of its cost. There are numbers that apply to Del Mar.

Proper maintenance and annual upkeep of your Del Mar home may be the most important improvements of all. Clean the gutters to protect the exterior from water damage. Trim shrubs. Check for termites. Keep track of annual checkups -- and use that as a selling point. Annual maintenance pays back handsomely when you sell. And before the house goes up for sale, experts recommend a fresh coat of paint.

Del Mar Real Estate Cycles

During a slow economic time, fewer people are buying homes in the Del Mar market. Even so, some homeowners find themselves in a situation where they must sell. Families grow beyond the capacity of the home, employees get relocated, and some may even find themselves unable to make their mortgage payment - perhaps because of a layoff in the family.

During sellers' markets, Del Mar real estate sells quickly and sellers have a lot of pricing power. As a result, prices rise more rapidly than at other times. During buyers' markets, Del Mar real estate may sit on the market for a while before selling, so sellers become more flexible and may even drop their prices.

Del Mar Real Estate Cycles

What makes most sense is the "buy and hold" strategy. Buy a home you expect to remain in for at least seven years or more. Del Mar is no different than most, although the Del Mar market does have it's own special circumstances.

Buying a Del Mar Fixer-Upper

Finding the right Del Mar fixer upper often involves finding a seller who is in financial difficulty and wants to sell in order to protect their credit or to avoid foreclosure. Various government agencies such as VA, HUD, IRS and others offer homes in foreclosure for sale and these homes can make excellent fixer-uppers. Bank owned properties known as REOs, real estate owned, offer good opportunities since financial institutions want to eliminate their real estate holdings by selling foreclosures quickly.
